My opinion is that beach houses aren't a great investment if you are looking to break even or make a few dollars. That said the market is depressed enough right now that you can buy a lot of places for significantly less than they went for 6 or 7 years ago. Personally seen houses that sold for $920k around 2005 go as foreclosures for $420k. If you are looking at properties around $850,000 you will probably need about $100,000 per year to cover your mortgage, taxes, insurance. That's my WAG but trying to cover that in essentially a 12 week peak rental season means you would need to rent it for an average of probably $9000 per week, if you rent through a company and they take a percentage. Owning a house on or near the beach is much like being on a ship at sea, there is an increase in maintenance due to the elements.

You can anticipate replacing heat pumps every 5 years or so (though we will investigate buying coastal units that are better protected), anything metal will rust, exposed wood needs to be constantly attended to, etc. Probably wouldn't work as a great investment. There aren't too many properties on Topsail Island in that range and the island is more family focused so that would seem to make rentals at that rate a tough sell. I can't speak for places like Carolina and Kure but get the impression the same would apply. Wrightsville Beach homes are higher priced and you might be able to get the rental rate there. Obviously there is Figure Eight Island, which is more exclusive.
