This is in contrast to the landed residential homes which were the preferred choice among Sarawakians previously. Leading property consultant CH William Talhar & Wong Sdn Bhd (WTW) said the high-rise apartment and condominium sub-sector was taking up an increasing share in the Kuching residential sector, and had even overtaken landed housing in the city’s urban areas in terms of numbers completed in the past two years. A dozen new launches of condominium and apartment projects in Kuching by developers were recorded last year, with most of them being part of mixed commercial developments and 80% of them located in the city’s built-up areas and in the fast-growing Matang area in the city’s outskirts. Another 6,500 such units ranging between 1,000 and 3,000 sq ft are expected to come into the market in the next few years, according to WTW’s latest property market report. The Rivervale Condominium project (with 292 units) is one of these new launches by Cahya Mata Sarawak Bhd’s property arm, CMS Property Development Sdn Bhd.
CMS Property senior sales and marketing manager Gary Kho said Rivervale Condominium was the company’s first high-rise project as “there is a growing demand for such high-rise units as landed residential properties were getting too expensive for most buyers”. Besides being more affordable, he said condominium and apartment homes provided security measures, amenities and facilities that appeal to professionals and the working class. Kho told StarBiz: “The first phase of Rivervale Condominium project comprises 176 units. More than 60% of the units have been taken up since the launch in the third quarter of 2015. The response is good.” The units are priced between RM388,888 and RM802,888. WTW noted that the number of landed residential launches had dropped considerably due to a softer market and there’s a shift to high-rise residential units, which have been launched in significant numbers. Other major high-rise residential projects unveiled last year included LD Legenda (569 units), Gala City Residence (432 units), Ataria Resort (428 units), Tropics City (352 units) and The City Gateway (200 units).
Major developers like Ibraco Bhd and Naim Holdings Bhd have also ventured into condominium and apartment projects, both in Kuching and Bintulu. Prices of high-rise condominium and apartment units are expected to go up further though not as much as the 10% recorded in 2015, added the consultant. It said condominium studio units fetched as high as RM700-RM900 per sq ft (psf) in prime locations. On average, selling prices hover around RM500 psf. On landed residential development, the report said new launches were mostly in outlying suburban areas, basically prime secondary locations like Batu Kawa, Matang and along the Kuching-Serian Road due to increasing land costs in and around Kuching city. “Double-storey terraced houses continue to dominate the landed residential sector, followed by two-storey semi-detached houses. Prices of housing units in prime locations remain high, recording over RM550,000 for two-storey terraced units and more than RM1mil for semi-detached units.
