No, we are not taking about constructing an ark, or even a house boat. We mean actually building in the reservoir, with the concrete-lined sides making the walls. Five redundant reservoirs are being sold off by Severn Trent in Worcestershire, Shropshire and Derbyshire. They will go under the hammer at the Lambert Smith Hampton online auction on February 11. Guide prices for the plots are as little as £10,000. All five are described as having “an earth covered, above ground redundant reservoir constructed of reinforced concrete”. But the listing says these old water stores have “strong potential for innovative conversion to alternative uses, including ‘Grand Design’ style conversion to residential or holiday accommodation”. The lots being sold include Stonehall Reservoir, Stonehall Common, Kempsey, Worcester. A .20 acre plot next to a farm. Posenhall Reservoir, Benthall Lane, Posenhall, Broseley, Telford, Shropshire. This is a little bigger at .37 acres. Melbourne Common Reservoir in The Common, Melbourne, Derbyshire.
On .28 acres, this has views over open countryside and of Staunton Reservoir in the valley below. Bog Lane, Melbourne, Derbyshire. This redundant reservoir in a rather aptly named location is also close to Melbourne Common Reservoir. It sits in .48 acres and already has a single storey brick building on it. The land is currently rented out to Broadstone Farm but that deal ends in May. Boam Lane in Hackney, Matlock, Derbyshire. The fifth reservoir is on .51 acres of land. All of them enjoy rural settings but are not in green belt areas or Areas of Outstanding Natural Beauty, which could impede applications to change them from reservoirs to residences. Oliver Childs, national head of auctions at LSH, said: “These were tanks built into and on top of the land with grass over them so they didn’t protrude aesthetically into the countryside. “They have been redundant for a number of years and sites like this carry an on-going risk in terms of security – in case people break in and injure themselves.
"They also require maintenance, such as cutting the grass. “Severn Trent was looking to sell some sites and to achieve the best price in a transparent way.” He said that there had been interest in the reservoirs from as far away as Hong Kong, as well as locally, but most enquiries had come from people interested in turning them into houses of some kind. “I’d say that 99 out 100 enquiries are looking to create a residence. "They are looking to build something a bit quirky and perhaps use technology and eco-friendly building techniques to create a visionary home on a site that requires a sympathetic approach. “There is a continued shortage of development opportunities in the UK and these sites are ideal.” The plots come without planning permission, but Oliver suggests that if the winning bidders are “realistic and sympathetic” in their proposals, the local councils would be open to considering them. “It could be an adjoining owner who is looking to protect their environment.
