The old PGG Wrightson site on Wynen St. The old PGG Wrightson site in Blenheim's town centre has been purchased by an Auckland developer for $1.6 million.PGG Wrightson rural real estate manger Joe Blakiston said the sale of the Wynen St site showed the Marlborough commercial real estate market was strengthening. The deal took time as the premises were formerly occupied by PGG Wrightson and Fruitfed, Blakiston said. Both agri-business companies had moved into a new 2700-square metre premises at the Westwood Business Park, west of Blenheim, with horticulture and viticulture supplies, rural supplies, livestock brokering, wool, seeds and grains and real estate services.READ MORE: *PGG Wrightson on the move in Blenheim *Riverside park in Blenheim will be finished by Christmas *City Hotel excluded from cultural precinct PGG Wrightson and Fruitfed had occupied the Wynen St site since 2005 when the two companies merged."We set a deadline sale of the site at the start of 2016 but did not accept any tenders during the initial sales period as interest was low," Blakiston said."

However the commercial market had strengthened in the past three months in Blenheim, and the sale attracted three to four buyers who were interested in developing the site."We dealt with a huge amount of local and national investor interest to achieve a very good result for PGG Wrightson."Despite wide publicity about developing hotels next door to the former site, and the council's long-term plans for the development of the Taylor River precinct nearby, the hype amounted to very little." Blakiston said the positive growth of the wine industry in Marlborough had created new interest in commercial real estate in the township."There is a real buoyancy in the local market currently from national interest in securing commercial property in the town," he said."It creates a real positive feeling among businesses here."Auckland developer David Pedersen, of Blenheim One Ltd, who bought the building said it would be occupied by three Blenheim retail tenants who would relocate from their existing premises into refurbished offices by early November."

We will spend several months refurbishing offices, and re-developing the car parking and green areas."Pedersen said a trade retailer would occupy the former showroom area while two other retailers would move into the former office areas."The location close to the CBD, as well as the availability of car parking attracted us to the site, " he said.

There is a shortage of good commercial space nationwide, and Blenheim is among a number of regions enjoying growth in this sector."With commercial rental rates averaging $200 a square metre we endeavour to go under that, and leave something on the table for tenants so we don't hammer them."
