Moving to Hampshire Lakes offers the opportunity to own your retirement apartment and make the most of everything the village has to offer, without having to worry about expensive repairs or maintenance.We take care of all the tasks associated with managing and maintaining the village facilities, support services, buildings and grounds, on your behalf.And as Anchor are a not-for-profit organisation, we keep our service charge as low as possible. A copy of a typical service charge account can be obtained from the Village Adviser.The service charge at Hampshire Lakes covers a range of village services, including:Any external maintenance to your apartment, the village and its facilities is arranged by Anchor who also insure all the buildings. The service charge also covers regular window cleaning. Repair contracts for lifts, kitchen equipment and other plant and equipment are in place and all necessary checks are done on a monthly, quarterly or annual basis to comply with manufacturer’s recommendations and legislative requirements where appropriate.

The communal areas at Hampshire Lakes are inspected daily by the maintenance team to make sure that all lights and equipment are working correctly. The team also PAT test all electrical equipment.The village gardeners at Hampshire Lakes tend all the gardens as well as look after the paths and walkways to make sure they are free of trip hazards and look beautiful.The day-to-day running of the village and all its amenities is the handled by the village manager, administration and catering teams. They ensure that all aspects of the village are constantly monitored and that the wellbeing of all residents is maintained.A qualified handyman is available on-site at Hampshire Lakes to undertake small repairs and provide fire alarm/equipment checks within the village, under the service charge. Residents may pay an hourly rate to use the handyman services for help with small jobs in their home.The emergency call system within every home at Hampshire Lakes ensures a member of the village team will be able to offer direct assistance 24-hours a day.

The heating, lighting and use of water in the communal areas and gardens are metered and the bills are paid on behalf of the village using the service charge.The very highest standard is maintained through the central facilities within the village by the housekeeping staff. You do have an option to go directly with your own choice of phone provider. If want your own choice of Wi-Fi then you would purchase separately – direct with that provider and you would be billed direct.We will provide standard freeview channels and the property is wired for sky plus. Hampshire Lakes has its own trained catering staff and the various catering facilities are for use by all residents and their guests. The property costs, utilities, and depreciation are all covered.Residents have access to all the facilities in The Spa and Wellness Centre at Hampshire Lakes, although for some dedicated activities there may be a charge, such as hair and beauty treatments.The village team organise a wide range of social and educational activities at Hampshire Lakes. We’ll send a confirmation email within minutes. $120 for the first hour or fraction thereof, and $37.50 for each additional half hour or fraction thereof. You can also “Book a Husband for the Day” which is one handyman for a full day (8 hours) at $450. After 8 hours we’ll need our handyman back soon so an additional $28 per half hour or fraction thereof will be charged for the remainder of the day. Coupons and promotions do not apply to this rate. Some jobs may require two or more handymen for some or all of the hours worked. The rate for additional workers is our normal rate. Our vans are stocked with certain standard materials (joint compound, spackle, standard shutoff valves, light switches, outlets, etc.) but trips to the hardware store for special materials and fixtures will be counted as billable time. PAYMENT: Within 5 business days after your appointment, you’ll receive an invoice by email. The invoice will contain a convenient payment link. The process is super-fast and easy. You can also print out the invoice and mail a check, if you prefer. As easy as the process is, we’d like to offer the following tips that will help you make the best use of our time, giving you the best value for your money: Make full use of the “Note” field in the booking form. The more information we have about your request the more we can prepare. As we charge in blocks of time, it’s a good idea to have backup tasks for us to do just in case we finish early. If we finish your tasks in 15 minutes, you have 45 left “on the clock” (our minimum charge is for one hour);

those minutes are valuable. Feel free to switch gears and give us something else to do. For installation requests, please make sure you have the item on hand so you’re not paying for us to run to the hardware store (or kitchen/bath center). The same goes for certain repair jobs. If you want us to match your current tile, for example, it’s best for you to have the tile already on hand rather than pay for us to search for what may be a hard to find item. Sometimes buying the item yourself is not feasible – door and window measurements are best done by our handymen, for example – but for most jobs it makes sense. For other items that come in different sizes, like faucets, call us after you’ve booked your appointment and we can walk you through the measuring process. Cancellation Policy: The security of your credit card information is important to us, so we don’t ask for a deposit or guarantee on booking, nor do we store your credit card information – we let Intuit handle that part of the transaction once the job is done.

However, we do ask that all cancellations be done at least 24 hours in advance. In order to cancel, please call 202-455-9100 (don’t email – it might get missed or trapped in spam limbo) and we’ll do our best to reschedule your appointment for a time that’s more convenient for you.
